Prospective home buyers in Auckland are driven as much by the location of a property as by the size of it. Buying into an established neighbourhood with desirable amenities, such as favourable school zones, public parks, beaches, quality eateries, all are playing an increasingly significant role in home purchases decisions. This also has the additional benefits of shorter work commutes and encourages a more sustainable lifestyle in general. The Haven townhouses are located in the leafy suburb of One Tree Hill, an established suburb offering a sweet spot between the urban vibrancy of central Auckland and the traditional qualities of suburb lifestyles, lower noise, privacy and safety.

We identified that, although there are abundant entry level options and also high-end options on the market, mid-range options with a focus of design are less common. That is the balance we set out to achieve in the design of Haven. A balance between quality of design and price point.

When designing the ground level units, we set out to create a space that could be used in a multitude of ways, as a separated living unit for family members, parents or grandparents, a source of additional income as a rental, a work from home office or even a small business space. It is the type of space that could change use throughout the life of occupation of the owners. Although compact spatially we have created strong connections with outdoor space to both the north and south, with a large sunny European style courtyard space opening directly from the living area. The southern side looks out onto a lush landscaped terraced space providing a sense of calmness and natural light.
